Shelton Real Estate Market Update

Shelton Marketwatch:  November 16

Thursday, November 16

This past week in Shelton we had 9 new listings, 6 homes
that went under deposit and 17 homes sold.

The Shelton real estate market for the month of October 2017 continued to be slightly busier than normal, however, we did see about a 25% decrease in the number of homes sold compared to the same time last year.  The inventory is fluctuating but is still struggling to keep up with demand, which is why we have moved back into a "seller's market" based on the Market Absorbtion rate.

The past couple of months we saw home prices decrease compared to the same period last year.  This month, the average price of homes sold during October 2017 has increased slightly, by just over 11%, compared to October 2016.  The number of "Days on Market" pretty much remained the same as last year at this time.

As we head into the holiday season, I expect that the market will slow down quite a bit, however, there is no doubt that buyer's are still out there looking for a home to settle into after the holidays are over.

Wishing you and your family a very Happy Thanksgiving!
