This past week in Shelton we had 14 new listings, 3 homes that went under deposit and 8 homes sold.

Home Inspection after a snow storm -what you need to know

There can be some challenges when buying a home during the winter months.  With the huge snow storm today, I have an inspection scheduled to be done tomorrow morning.  The concern is how the well the roof and exterior of the home can be inspected.

It is advisable to proceed with the inspection because it could be some time before the snow melts. Here in Shelton, we are currently in a "deep freeze" where the temperatures have not been above freezing for quite some time. The interior can be inspected just fine and maybe the inspector can find some issues that otherwise could not be found, like freezing in the attic which would indicate insulation is needed.

There are a couple of ways this can be handled for the buyer...

1. We can extend the inspection contingency on the contract to a later date for the exterior only. This way, the inspector can come out again to inspect the exterior prior to closing.

2. If there isn't time to extend the inspection contingency since the closing date is soon, then it could be negotiated that the seller hold some funds in an escrow account that will be released after a proper exterior inspection can be done. This is very common in the cold months for homes with central air conditioning since the a/c can not be tested when temperatures are under 65 degrees.

3. Hope for the best. If everything in the house checks out fine, the roof and siding are newer or there is a transferable warranty on the roof, a buyer may feel confident enough to decide to close without any further action.

Each home is different and should be evaluated completely before making any decision as how to proceed with the sale.
